TERMS AND CONDITIONS OF USE

1. ACCEPTANCE

Using the Platform or transacting offline signifies agreement to these Terms.

2. ELIGIBILITY & ACCOUNT SECURITY

Users must be 18+ and legally competent. Keep passwords and OTPs confidential; you are liable for activity on your account.

3. OUR SERVICES

  • Curated property listings, virtual tours, price discovery
  • Brokerage, documentation and loan facilitation
  • After-sale assistance (registration, mutation)

The Company does not own any project; information is obtained from developers and verified on a best-effort basis.

5. USER OBLIGATIONS

  • Provide accurate, complete, and up to date personal information along with valid KYC documents as and when required.
  • Refrain from uploading, sharing, or transmitting any content that is defamatory, obscene, unlawful, misleading, or infringes upon intellectual property rights of any third party.
  • Rental Transactions: For rental deals with a minimum lock in period of 11 months, the client agrees to pay brokerage equivalent to 30 days’ rent, payable as per mutually agreed terms.
  • Resale Transactions: For resale property transactions, a professional service fee of 1% of the final transaction value shall be payable by the client.
  • Plot Transactions: For plot or land transactions, a service fee of 1% of the total transaction value shall be payable by the client.
  • Cooperate fully during site visits, documentation, negotiations, and transaction processes to ensure smooth execution.
  • Ensure timely payment of all applicable fees, charges, and commissions as agreed upon.

Builder floors shall be treated as high-rise properties for the purpose of brokerage, classification, and service applicability under these Terms & Conditions.

6. LISTING & THIRD-PARTY CONTENT DISCLAIMER

Prices, layouts and possession timelines may change; verify title documents and sanctioned plans independently.

7. INTELLECTUAL PROPERTY

All Platform content is proprietary or licensed. You receive a limited, revocable, non-transferable licence for personal use; no scraping or framing without consent.

8. PROHIBITED CONDUCT

  • Bots, spiders, data-mining
  • Unsolicited advertising
  • Hacking, probing, DDoS attacks

9. WARRANTIES & DISCLAIMERS

Platform is provided “as is”. No implied warranties of merchantability or fitness.

10. LIMITATION OF LIABILITY

Maximum cumulative liability is limited to the brokerage fee, if any, paid during the preceding six months.

11. INDEMNITY

You agree to indemnify The Soni Landbase, its directors and employees against claims arising from your breach of these Terms or applicable law.

12. TERMINATION

We may suspend or terminate access with notice (or immediately in cases of fraud). Clauses on intellectual property, liability and governing law survive termination.

13. GOVERNING LAW & JURISDICTION

Indian law governs. Unresolved disputes are subject to the exclusive jurisdiction of courts in Gurugram, Haryana.

14. CHANGES TO TERMS

Continued use after updated Terms are posted constitutes acceptance.

If Soni Landbase reasonably believes that the Content is in violation of the legal provisions including, for example, copyright or trademark violations or other intellectual property misappropriation, impersonation, unlawful conduct, or harassment or may cause harm to it, its users, or third parties, it may at any time remove or take down the Content at its sole discretion and we shall have no objection to the same.
